Two warranties, both in writing

Manufacturer. Nova is a GAF Certified Contractor, which lets us register your roof for GAF's System Plus warranty when we install the full GAF system: 50-year non-prorated coverage on the materials, 15-year WindProven coverage with no maximum wind speed (named storms included), and 25-year StainGuard Plus algae coverage. GAF backs it, not us.

Workmanship. Nova puts a lifetime workmanship warranty in every roofing contract. If something we installed leaks because of how we installed it, we fix it. That's the one most contractors quietly cap at two years.

Should I replace the roof before selling my house in NH?

If the roof is under 15 years and sound, no — disclose its age and move on. If it's 20+ years old or the inspection flags it, you'll either replace it, credit the buyer, or lose buyers to it. A new roof usually returns most of its cost in price and in fewer stalled deals; a credit usually costs you more than the roof would. We'll give you a written number for both conversations within 48 hours.

The buyer's inspection says the roof has 3–5 years left. Now what?

Get a roofer's written estimate within the inspection contingency window. Sellers typically choose between a credit at closing (based on the estimate), a price reduction, or replacing before closing with a transferable warranty. We turn estimates around in 48 hours for exactly this reason.

Can the warranty transfer to the buyer?

Yes. GAF's System Plus warranty transfers once to a subsequent owner (within the terms GAF sets), and our lifetime workmanship warranty transfers with the house. Both are selling points; we'll put them in writing.

Can you replace a roof before closing?

Usually, yes. Most Seacoast roofs are one install day; the constraint is scheduling and permit timing, so call as early in the process as you can.

Do you provide a roof condition letter for a listing?

Yes. After a free inspection we provide a dated, signed condition report with photos and an estimated remaining life. Agents use it in the listing package to head off inspection surprises.

How long does a roof last in New Hampshire?

An architectural asphalt roof installed correctly with ice & water shield and balanced ventilation typically lasts 25–30 years on the Seacoast. Three-tab shingles from the 1990s and 2000s are usually done at 18–22 years. Salt air, ice dams and north-facing moss all shorten that.

Repair or replace?

If the roof is under 15 years old with one problem area, repair. If it's 20+ years, has more than one leak, curling or missing granules across the whole slope, or a second layer, replacement is the better money — repairs on a tired roof are a subscription. Our inspection tells you which honestly; we do both.

Do you replace rotted decking?

Yes, by the sheet, at cost plus labor, and we photograph every sheet before it's replaced so you can see why.
