Here's how we read the eight problems Seacoast homeowners call about most. The inspection confirms it.
Most often flashing at a chimney, skylight or pipe boot, or wind-driven rain under lifted shingles. Sometimes an attic vent, not the roof.
Inspect firstCommon on the coast after a nor'easter. A few tabs on a newer roof is a repair; widespread lifting on an older roof means the seal strips are gone.
Usually a repairWater backs up under the shingles at the eaves. The leak is on the roof; the cause is heat loss and ventilation in the attic.
Inspect + attic checkThe shingle surface is wearing off. On a roof over 18–20 years old, this is the roof telling you it's done.
Likely replacementHeat and age. Repairs don't hold on brittle shingles; the nails won't seat and the surrounding tabs crack.
Likely replacementFlashing fails long before shingles do. Re-flashing a chimney is a half-day repair on a sound roof.
Usually a repairDecking has been wet for a long time. This needs eyes on it soon; it's a safety issue as much as a leak.
Inspect urgentlyCosmetic until it lifts shingle edges and holds water. On a newer roof, cleaning; on an older roof, a sign to plan.
InspectWe do both, so we have no reason to push one. Rule of thumb from the roofs we see: under 15 years old with one problem area, repair it. Over 20 years old with more than one leak, or a second layer, or granule loss across a whole slope, replacing is cheaper than the next three repairs. In between, we'll show you the photos and let you decide.

Add-ons: skylight flashing kits about $400 each, chimney flashing about $350, rotted decking replaced per sheet at cost plus labor. Metal standing-seam runs $1,200–$1,500 per square. Nova is a GAF Certified Contractor, which lets us register your roof for GAF's System Plus warranty when we install the full GAF system: 50-year non-prorated coverage on the materials, 15-year WindProven coverage with no maximum wind speed (named storms included), and 25-year StainGuard Plus algae coverage. GAF backs it, not us.
Workmanship. Nova puts a lifetime workmanship warranty in every roofing contract. If something we installed leaks because of how we installed it, we fix it. That's the one most contractors quietly cap at two years.

Usually, but not always — a stain can be a flashing leak, an ice dam, a bathroom vent dumping moist air into the attic, or a plumbing leak. Our free inspection checks the roof and the attic and tells you which.
If the roof is under 15 years old and the leak has one cause (a pipe boot, a chimney flashing, a few lifted shingles), repair it. If the roof is 20+ years old or leaking in more than one place, repairs become a subscription; replacement is the better money. We'll tell you honestly and show you the photos.
Most single-point repairs on the Seacoast run $350–$1,200: a pipe boot or a small flashing repair at the low end, chimney re-flashing or a wind-damage section at the high end. Emergency tarping is priced separately and credited toward the repair or replacement.

Sudden damage from wind, ice or a fallen tree usually is; wear and age are not. We document damage with photos and a written report you can send to your adjuster. We don't promise what the insurer will decide.
Ice dams are a ventilation and insulation problem that shows up on the roof. We fix the immediate leak, then tell you whether the attic ventilation or the ice & water shield coverage is the real cause.
